Rental Qualifications

  • Credit History

    Applicants must have current accounts open on their credit report that are paid as agreed with minimal delinquency (missed or late payments), charged-off accounts, and/or accounts in collections. We do not base approval on a specific credit score, rather we look at individual accounts on your credit and the payment history on those accounts. The report will be provided by TransUnion.

  • Income & Employment History

    The gross household income of applicants must be at least three (3) times the monthly rental rate of your desired home. Accepted forms of income include pay stubs, bank statements, most recent tax forms, future employment offers, social security, pension, and disability pay. Independent business owners may provide bank, CashApp, Venmo, etc. statements and a copy of their business license.

  • Rental & Mortgage History

    Applicants must have rental and/or mortgage history established that is verifiable by a third party and paid as agreed. Rental verifications must report positive payment history, zero balance due, no lease violations, and that the property is/was in good condition upon move-out. Mortgage verifications must show the applicant(s) as the homeowner, positive payment history, and no foreclosures.

  • Criminal History

    Any criminal charges reported within the last ten (10) years will be reviewed based upon the type, severity, frequency, and outcome of the charges. All felonies reported within the last ten (10) years will be considered a reason for automatic denial. The report will be provided by TransUnion.

  • Eviction History

    Any eviction history reported within the last three (3) years will be considered a reason for automatic denial. Applicants with evictions older than three (3) years must have a current rental or mortgage history that is in positive standing. The report will be provided by TransUnion.

  • Automatic Denials

    Felonies within the last ten (10) years. Rental debt of any kind owed to a past or present landlord. Evictions filed within the last three (3) years. Current bankruptcy or foreclosure filed within the last twelve (12) months. An automobile loan that has been charged off or repossessed within the last two (2) years.
