Rental Qualifications

Applicants must have current accounts open on their credit report that are paid as agreed with minimal delinquency (missed or late payments), charged-off accounts, and/or accounts in collections. We do not base approval on a specific credit score, rather we look at individual accounts on your credit and the payment history on those accounts. Chapter 7 bankruptcies must be discharged for at least 6 months to be eligible for approval. Chapter 13 Bankruptcies must have at least 12 months of payments after declaration to be eligible for approval. The report will be provided by TransUnion.

The gross household income of applicants must be at least three (3) times the monthly rental rate of your desired home. Accepted forms of income include pay stubs, bank statements, most recent tax forms, future employment offers, social security, pension, and disability pay. Independent business owners may provide bank, CashApp, Venmo, etc. statements and a copy of their business license.

Applicants must have rental and/or mortgage history established that is verifiable by a third party and paid as agreed. Rental verifications must report positive payment history, zero balance due, no lease violations, and that the property is/was in good condition upon move-out. Mortgage verifications must show the applicant(s) as the homeowner, positive payment history, and no foreclosures.

Any criminal charges reported within the last ten (10) years will be reviewed based upon the type, severity, frequency, and outcome of the charges. All felonies reported within the last ten (10) years will be considered a reason for automatic denial. The report will be provided by TransUnion.

Any eviction history reported within the last three (3) years will be considered a reason for automatic denial. Applicants with evictions older than three (3) years must have a current rental or mortgage history that is in positive standing. The report will be provided by TransUnion.

Felonies within the last ten (10) years. Rental debt of any kind owed to a past or present landlord. Evictions filed within the last three (3) years. Foreclosures dated within 12 months of applying, or foreclosures within the last 3 years with no new, positive housing history. An automobile loan that has been charged off or repossessed within the last two (2) years. An automobile loan that has been charged off or repossessed within the last two (2) years.

Guarantors are ONLY allowed in lieu of sufficient income or rental/mortgage history. Guarantors are not allowed in lieu of poor credit or poor rental/mortgage history. Guarantors must meet all of the criteria outlined above, with one exception – their gross monthly income must be at least five (5) times the monthly rental rate of the desired home.
How To Get Started
1. Choose your home
Our Leasing Team is happy to help you navigate our Available Properties tab to choose your next home. We can schedule appointments for you to view homes with one of our licensed agents. Agents are available seven days a week during business hours for viewing appointments. You may view up to three homes with us before you need to submit your application.
2. Pay a security deposit
You can submit your application for approval first if you wish, but it is important to know that the security deposit is the only thing that will hold a home off the rental market for you. We accept deposits on a first-come, first-serve basis on all properties listed on the Available Properties tab (even those listed as “Coming Soon”). Deposits usually equal one month’s rent and can be paid via credit/debit card, money order, cashier’s check, or personal check. Security deposits are refundable due to cancellation for up to 24 hours after payment. Deposits that are cancelled outside of this 24-hour period are non-refundable.
If you pay a security deposit with a credit card, then you will be required to submit a photo of yourself holding your driver's license and your credit card. Your driver's license can cover all information on the credit card except the last 4 digits of your card number as well as the name on the card. We must confirm that the name on your license matches the name present on the credit card being used. See the graphic to the left for an example of how to take your photo.
3. Get approved
Click “Apply Now” or “Submit Application Now” on this page to submit your rental application. All individuals who are age 19 and older need to submit applications. If you are applying with family or friends, then you can group your applications together when submitting them. You will be redirected to our application that is powered by Findigs.com. Follow the step-by-step instructions provided by the Findigs team to submit our application.
4. Schedule your move in date
Once you have paid your security deposit and your rental application has been approved, then a member of our Leasing Team will contact you to schedule your move in date! You must move into your new rental home within ten (10) days of the property availability date. If a property is listed as “Available Now”, then you must move into the home within ten (10) days of the date you paid your security deposit.
5. Sign your lease agreement
Your real estate agent will send you an electronic lease agreement for signing. You will set up your Online Resident Portal to access your lease. All residents and co-signers must fully sign the lease by the move in date in order to receive keys.
6. Move in!
You will pay move-in funds and meet your agent for a walk-through at your new home on the move-in date. Your agent will give you your keys and welcome you home!
